Commercial Roof Repair & Leak Investigation

Systematic leak diagnostics and commercial roof repairs for properties across Middle and South Georgia. We find the source, fix it right, and document everything.

The Problem with Most Roof Repairs

Water inside a commercial building rarely enters directly above the spot where it shows up. On a low-slope roof, moisture can travel along insulation boards, run along deck seams, and appear 30 or 40 feet from the actual breach. Patching the stain location without tracing the actual entry point means paying for the same repair twice, or more.
Olde South Contractors approaches commercial roof repair as an investigation first and a repair second. Before we touch anything, we find the source.

How We Investigate

Commercial roof leaks are often caused by failures at flashings, penetrations, seams, or drainage points rather than by membrane damage in the field of the roof. Our process:
  1. Interior documentation. We start inside, mapping the location of water intrusion, staining, and any visible damage to ceiling systems, insulation, or inventory.
  2. Roof-level inspection. We walk the entire roof surface, inspecting membrane condition, seam integrity, flashing details at every penetration and edge, drainage flow, and the condition of any rooftop equipment or curbs.
  3. Targeted diagnostics. Where the source is not visually obvious, we use core cuts to evaluate insulation saturation and identify the path moisture is traveling. For complex or multi-source leaks, we may recommend infrared scanning to map trapped moisture across the roof area.
  4. Written findings. You receive a report documenting what we found, where the failures are occurring, and our recommended repair scope with photos.
This approach costs a little more time upfront but eliminates the cycle of repeated patch jobs that never solve the real problem.

Repairs We Handle

Our repair work covers the full range of commercial roof issues:
  • Seam failures on TPO, PVC, EPDM, and modified bitumen systems
  • Flashing repairs at walls, curbs, pipes, drains, HVAC units, and roof edges
  • Puncture and impact damage from storm debris, foot traffic, or dropped equipment
  • Ponding water correction through tapered insulation, additional drains, or cricket installations
  • Membrane deterioration in localized areas where the rest of the roof is still performing
  • Drain and gutter repairs to restore proper water flow off the roof
  • Storm damage assessment and repair with documentation suitable for insurance claims

When Repair Makes Sense (and When It Does Not)

We are honest about what a repair can and cannot accomplish. If the membrane is failing in isolated areas but the overall system has remaining service life, a targeted repair is the right call. If we find widespread deterioration, saturated insulation across large sections, or structural deck issues, we will tell you the roof needs replacement, not another patch.
Every repair assessment includes our evaluation of the roof’s remaining useful life so you can plan and budget accordingly.
